PIS SUPERVISOR II
Duties and Responsibilities
E/E Sales Department
- Prepares presentation of all sales-related reports as required by MEBS, AMEC-RHQ, MESE, SMEC, TMEC, MHE, and within IEE
- Conducts and compiles detailed survey reports for MEBS, covering elevator and escalator products (MESE, Melina, TMEC, MHE, and SMEC)
- Conducts in-depth research on market trends, economic conditions, and other relevant indicators to support sales business planning and relevant activities
- Gathers information regarding the activities of competitors and any other market-related research

- Reviews shipment-related documents (Project monitoring list from each factory, shipping documents, and request for EARI for equipment insurance coverage)
- Monitors and supervises the day-to-day activities of PIS team (status of projects such as P0, P1, P2 & P3, and other related matters)
- Monitors the progress and status of all pending/outstanding matters (shipment and technical matters) until the earliest resolution of each outstanding quotation of elevators and escalators
- Performs other related tasks that may be assigned by the superior from time to time
- Graduate of BS in Business Administration major in Financial Management or in Accountancy, preferably licensed by the Professional Regulation Commission

BMS TECHNICAL SUPERVISOR
Duties and Responsibilities
E/E Sales Department
- System Design and Programming:
- Designs system architecture and prepares detailed points list based on client requirements
- Programs Niagara Framework-based Direct Digital Controllers (DDC) for BAS
- Develops graphical user interfaces (GUI) and SCADA systems for monitoring and control
- System Integration and Functionality:
- Integrates equipment using High-level protocols such as MODBUS, BACnet, LONWORKS, and others
- Ensures seamless communication between BAS components and other connected systems
- Project Coordination and Execution:

SALES ASSISTANT SURVEYOR
Duties and Responsibilities
E/E Sales Department
- Conduct field surveys in designated areas outside Metro Manila to identify ongoing and upcoming construction or development projects
- Gathers and documents key project information, including project type, scope, location, timelines, involved parties, and current progress
- Identifies and establishes contact with key decision-makers such as project owners, architects, engineers, and contractors

STAFF ENGINEER
Duties and Responsibilities
E/E Engineering Department
- Prepares details of input data sheet and specification memo sheet assigned to him for the proposed/contracted projects
- Prepares reference drawings for special type of elevator, as requested by the Sales Department, which requires consultation with MELCO
- Prepares drawings and documents required for the installation permits and certificates
- Prepares and submits traffic analysis of elevator projects required
- Meets with clients or client's representative regarding traffic analysis results
- Attends to coordination meeting with the architect or project engineer to discuss with them in detail the solution to whatever problem that may arise
- Records and files properly all layout drawings, manual, electrical, and mechanical plans received from MELCO and drawings received from customers

INSTALLATION ASSISTANT MANAGER
Duties and Responsibilities
E/E Installation Department
- Prepares working schedule specifying the date of commencement and completion of a particular installation project
- Takes charge of proper assignment of projects to supervisors and project engineers
- Ensures that all the necessary documents are complete for each project
- Implements effective monitoring and control of manpower and tools
- Assists superior in weekly coordination meetings
- Monitors closely the progress of the installation project concerning budget, expense control, timely completion, and quality of work of his team

INSTALLATION SUPERVISOR
Duties and Responsibilities
E/E Installation Department
- Prepares working schedule specifying the date of commencement and completion of a particular installation project, subject to the review and approval of the Installation Manager and the Assistant Installation Manager, respectively
- Coordinates with the immediate superior regarding the exact date of arrival of equipment at the jobsite
- Prepares manpower requirements suited to the installation budget to ensure proper personnel distribution and utilization, in coordination with the immediate superior
- Checks site conditions of the projects assigned to him for all the necessary coordination of Elevator/Escalator requirements prior to the installation work

Duties and Responsibilities
E/E Installation Department
- Assists senior supervisor in attending coordination meetings and coordinating with other trade contractors on phases of work related to elevator installation
- Conducts study and reviews all contracts assigned to him and coordinates with the Sales department for other terms and conditions
- Supports senior supervisor on proper billing and collection of accounts for this project
- Assists superior in project cost control and maintaining quality of work at the jobsite

QUALITY ASSURANCE ENGINEER
Duties and Responsibilities
E/E Installation Department
- Conducts final inspection of a complete project to check if the unit is already for turn-over to the owner and the Service department respectively
- Ensures that safety precautions are observed at the job site
- Conducts initial testing and adjustment of newly installed elevators and/or escalators
- Conducts inspection on existing elevators and/or escalators and recommends ways and means to improve quality of installation and service works
- Re-adjusts elevators/escalators in accordance with the recommendation of the service department with the help of the QC adjusters

- Service Branch Oversight and Planning:
- Manages and oversees two or more geographically separated service branches, ensuring all activities align with company objectives

- Prepares monthly/daily work schedules (capacity plan), conducts daily toolbox meeting and discuss safety concerns prior to dispatch of servicemen under him and sees to it that the schedules are followed Input the daily man hours rendered to projects in SAP
- Conducts regular performance check of all the equipment in his area to check the condition and performance of the particular unit and makes recommendation necessary for its improvement and/or servicing system

AC/R Service Department
- Implements proper corrective measures when attending to emergency calls to eliminate frequent trouble calls and satisfy the client’s requirements
- Fixes immediately the defects noted or any unit if the condition so warrants
- Advises his immediate superior regarding problems encountered in his job and advises the latter to prevent the recurrence of defects
- Delivery of billing statements and service invoices when needed
- Follows up on AC/R outstanding collections for service and installation
- Safekeeps and maintains condition of basic tools required in the performance of his job
- Implements regular servicing of A/C units with contracts and units under warranty to satisfy the clients and contract provision and prevent untimely shutdown of units
- Performs replacement of essential parts found during troubleshooting
- Prepares and submits reports to his superior immediately after conducting inspections or performing service maintenance to clients
- Performs other related tasks that may be assigned by the superior from time to time
- Graduate of Vocational or Trade school in air-conditioning and refrigeration
- Must have at least two (2) years of experience in air conditioning and refrigeration or at least 60 units in Engineering
- Must know how to read electrical drawing and can interpret AC/R systems
- Must be able to analyze and diagnose basic AC/R system trouble
- Must be physically fit and of good moral character
SAP ASSISTANT MANAGER
Duties and Responsibilities
Accounting Department
- Provides support of enterprise applications, to include moderately complex needs analysis
- Coordinates troubleshooting, configuration, and changes for supported applications with SAP Developer and Service Providers
- Works closely with the business and other teams on system enhancements
- Completes unit testing system changes before production loads
- Coordinate testing and document results
- Assists in the evaluation and selection of the best solution from many possible alternatives, to handle various business needs as they arise
- Assists in the coordination of the adoption of new business procedures resulting from system improvements, through the development of documentation, training, and communication plans
- Interacts with business end-users in all phases of support activities
- Ability to work with other SAP Functional/technical and Core team members and eventually businesspeople in gathering requirements, designing, unit testing, support integration and user acceptance testing, and support post- install
- Adhere to standards for software development and change management
- Graduate of BS Accountancy, Computer Engineering, 4-year Information Technology, or 4-year Business course
- At least one (1) year experience as SAP Functional Consultant Basic knowledge in FICO, SD, PS, MM and CS modules are a plus
- Working knowledge in Microsoft Office Suite (Outlook, Word, Excel)
- Must be proficient both in written and oral communication
GENERAL ACCOUNTING ASSISTANT
Duties and Responsibilities
Accounting Department
- Analyzes revenue and cost of the Elevator & Escalator Department
- Analyzes operating expenses of the Elevator & Escalator Department
- Analyzes balance sheet accounts (miscellaneous deposit, contracts in progress, etc.)
- Assists in monthly financial report closing
- Participates in year-end audit activities
- Participates in semi-annual inventory count
- Performs other tasks that may be assigned by the superior from time to time
- Graduate of BS in Accountancy, preferably licensed by the Professional Regulation Commission
- Must have at least six (6) months of relevant experience
- Must be computer literate and proficient in using MS Office applications (Word, Excel, PPT)
- Experience in Oracle, SAP, or any ERP System is an advantage
- Must have excellent communication skills and can converse fluently in both English and Filipino languages
- Must be competent, well organized, detail-oriented, self-motivated, and able to work under pressure
FINANCIAL ACCOUNTING ASSISTANT

Accounting Department
- Assists the Financial Accounting supervisor in the preparation and analysis of monthly financial statements
- Prepares monthly recap of MIC, VisMin, Localization, and E/E Engineering selling expenses
- Prepares and analyzes revenue and cost of E/E regular and special service reports monthly
- Prepares and analyzes operating expenses report of AC/R Sales, AC/R Installation, AC/R Service, DG Sales, DG Installation, DG Service, E/E Sales, E/E Installation, E/E Service for Head Office and VisMin monthly
- Prepares and analyzes operating expenses report of Administration, Accounting, Finance, Human Resources, and Corporate Departments monthly
- Analyzes general and selling administrative expense accounts of all department
- Prepares and analyzes revenue and cost projects report of AC/R Sales, AC/R Installation, AC/R Service, DG Sales, DG Installation, DG Service, E/E Sales, E/E Installation, E/E Service for Head Office and VisMin monthly
- Analyzes and schedules deferred maintenance service cost/income and contracts in progress monthly
- Prepares journal entries for amortization of prepaid expenses (except prepaid office supplies) monthly
- Takes up miscellaneous deposits
- Checks E/E Installation budget & pre-mobilization sheet for Head Office and VisMin projects
- Files and arranges all monthly journal vouchers

ASSISTANT MANAGER

Finance Department
- Provides assistance in managing and supervising the Finance Section to ensure efficient operations and adherence to company policies
- Oversees the company's banking relationships and manages liquidity to support operational needs and financial stability
- Supports Finance Manager and executive management in the preparation of monthly financial reports, budgets, and forecasts
- Ensures the timely and accurate issuance of billing statements and related documentation
- Monitors and implements effective controls within the credit and collection team to optimize receivables and minimize risks
- Reviews and approves disbursement and check vouchers in line with internal controls and company guidelines
- Ensures compliance with the latest government regulations on taxation, duties, and statutory reporting requirements

INSTALLATION SUPERVISOR
Duties and Responsibilities
E/E Installation Department
- Prepares working schedule specifying the date of commencement and completion of a particular installation project subject to the review and approval of the Installation Manager and the Assistant Installation Manager respectively
- Coordinates with the immediate superior regarding the exact date of arrival of equipment at the job-site
- Prepares manpower requirements suited to the installation budget to ensure proper personnel distribution and utilization in coordination with the immediate superior
- Checks site condition of the projects assigned to him for all the necessary coordination of Elevator/Escalator requirement prior to the installation work
- Coordinates with General Contractor's representative for any problem at the job-site
- Reports immediately to superior any problem encountered at the job-site and all job-site accidents in connection with the installation work
- Checks every phase of the installation work seeing to it that technical speifications and guidelines are complied with
- Prepares and submits reports required such as Weekly Progress Report, Job-Site Daily Inspection Report, and others
- Implements control and upkeep of maintenance tools and equipment used at the job-site
- Assists superior in the collection of accounts due on installation work assigned to him and in acceptance of turn-over to the owner
- Trains and develops his men in the efficient performance of their jobs and for their personal growth
- Graduate of BS in Mechanical/Electrical Engineering, preferably licensed
- Must have at least 3 years in Elevator/Escalator installation

JUNIOR SUPERVISOR
Duties and Responsibilities
E/E Installation Department
- Assists senior supervisor in attending coordination meetings and coordinating with other trade contractors on phases of work related to elevator installation
- Conducts study and reviews all contracts assigned to him and coordinates with the Sales department for other terms and conditions
- Supports senior supervisor on proper billing and collection of accounts for this project
- Assists superior in project cost control and maintaining quality of work at the jobsite
- Coordinates with project foreman, in the absence of the senior supervisor, on proper work schedules and supports key matters such as material requisitions, delivery schedules, and project tools and equipment requirements
- Takes charge of handling small projects
- Takes charge of handling projects under sub-contractors
- Assists the department head in its overall collection effort
- Assists the department head in the implementation of its safety programs
- Performs other related tasks that may be assigned by the superior from time to time
- Graduate of BS in Civil, Mechanical, or Electrical Engineering, preferably licensed by the Professional Regulation Commission
- Minimum one (1) year work experience as a Project Engineer in the elevator/escalator or construction industry

TESTING & COMMISSIONING ENGINEER
Duties and Responsibilities
E/E Installation Department
- Ensures that safety precautions are observed at the job site
- Conducts initial tests, high-speed tests, load tests, features tests, and troubleshooting of elevators and/or escalators
- Conducts testing and commissioning with clients or other parties
- Ensures the elevator and/or escalator quality with regard to safety and functionality
- Monitors projects with ongoing elevator and/or escalator testing work assigned to him
- Receives complaints and solves problem
- Prepares and submits reports related to his work
- Works on revisions/additions of electrical circuits on elevators and escalators assigned to him
- Trains and develops his team in the efficient performance of their functions and for personal growth within the company
- Performs other related tasks that may be assigned by the superior from time to time
- Graduate of BS in Electrical or Electronics Engineering, preferably licensed by the Professional Regulation Commission
- Must have an experience as an Elevator Engineer/Technician

PLANNING STAFF
Duties and Responsibilities
E/E Installation Department
- Plans project mobilization.
- Performs office works of Pre-Installation Engineers.
- Provides assistance with collection & billing of projects.
- Makes documentation of Pre-Installation Engineer's work.
- Performs other related tasks that may be assigned by his/her superior from time to time.
- Graduate of any 4 year degree course
- Must be proficient both in written and oral communication
- Must be computer literate and has a good working knowledge on PC
- Can read drawings.
- Must possess a pleasant personality and of good moral character
- Must be physically fit and of good moral character
SERVICE ENGINEER
Duties and Responsibilities
E/E Service Department
- Performs periodic maintenance service on assigned units
- Repairs and fixes immediately the defects noted on any unit, if necessary
- Performs and recommends special service jobs through supervisors
- Performs inspection of equipment for newly handed-over projects
- Prepares and submits reports to the supervisor immediately after the inspection
- Perform reconstruction works on the technical information sheet issued by the Principal, MELCO Inazawa units, on the jobsite already under the Service Department
- Revises or modifies control circuits for new types of elevators through the use of a maintenance computer and read-only memory (ROM) writer
- Performs work related to trouble call reduction and suggests countermeasures and other improvements necessary to reduce trouble call frequency
- Performs other related tasks that may be assigned by the superior from time to time
- Graduate of BS in Electrical Engineering, preferably licensed by the Professional Regulation Commission
- Must be proficient in communicating, both in oral and written English and Filipino
- Can relate effectively to all types of people in the organization and with strong leadership potential
- Must possess customer service/negotiating skills
