STAFF ENGINEER
Duties and Responsibilities
E/E Engineering Department
- Installation Layout Management:
- Prepares details of the input data sheet and specification memo sheet assigned for the proposed/contracted projects, and makes revisions if required
- Prepares reference drawings for special type of elevators, as requested by the Sales Department, which requires consultation with MEBS
- Prepares drawings and documents required for the installation permits and certificates
- Traffic Analysis:
- Prepares and submits traffic analysis of elevator projects required
- Meets with clients or the client's representative regarding traffic analysis results
- Files and keeps a systematic record of the traffic analysis report
- Technical Inquiry:
- Checks the form prepared by the Sales Department prior to sending it to the factory
- Keeps a systematic record of the factory's reply to the submitted inquiries
- Site Inspection:
- Conducts site inspection through measurement of elevator shaft and or escalator to verify the design specifications
- Prepares and submits detailed reports with photos
- Technical Service Support:
- Attends the coordination meeting with the architect or project engineer to discuss with them in detail the solution to any problem that may arise
- Assists other departments in all the technical details whenever it is necessary, such as but not limited to assisting the sales personnel
- Documentation and File Management:
- Records and files properly all layout drawings, manuals, electrical, and mechanical plans received from MEBS, and drawings received from customers
- Other responsibilities:
- Adheres to the IEE quality policy and the quality objectives of E/E Engineering Department
- Performs other tasks that may be assigned by the superior from time to time
- Graduate of BS in Engineering from any institution duly accredited by the Philippine government, preferably licensed by the Professional Regulation Commission

INSTALLATION ASSISTANT MANAGER
Duties and Responsibilities
E/E Installation Department
- Checks the working schedule specifying the date of commencement and completion of a particular installation project
- Takes charge of the proper assignment of projects to supervisors and junior supervisors
- Sees to it that all necessary documents are complete in each project
- Implements effective monitoring and control of manpower and tools
- Implements effective collection control of accounts in his area
- Conducts weekly project coordination meetings
- Monitors closely the progress of the installation project as to budget, expense control, timely completion, and quality of work of his people

INSTALLATION SUPERVISOR
Duties and Responsibilities
E/E Installation Department
- Prepares working schedule specifying the date of commencement and completion of a particular installation project, subject to the review and approval of the IManager
- Coordinates with the immediate superior regarding the exact date of arrival of equipment at the jobsite
- Prepares manpower requirements suited to the installation budget to ensure proper personnel distribution and utilization, in coordination with the immediate superior
- Checks site conditions of the projects assigned to him for all the necessary coordination of Elevator/Escalator requirements prior to the installation work
- Coordinates with the General Contractor's representative for any problems at the jobsite in connection with the installation work
- Reports immediately to the superior any problems encountered at the jobsite and all job-site accidentsduring the course of installation work
- Checks every phase of the installation work and sees to it that technical specifications, descriptions, quality control findings, and recommendations are complied with
- Prepares and submits reports required, such as Weekly Progress Reports, Job-Site Daily Inspection Reports, and others
- Implements rigid control, proper upkeep, and maintenance of tools and equipment used at the jobsite
- Implements effective control of materials by returning excess materials to the stockroom after completion of installation work

JUNIOR SUPERVISOR
Duties and Responsibilities
E/E Installation Department
- Conducts site inspection and coordination with the client regarding site issues and requirements
- Attends site coordination meetings with other trade contractors on phases of work related to elevator/escalator installation
- Conducts study and reviews all scope of works stipulated in the sales contract and coordinates with the Sales Department for other terms and conditions
- Coordinates and discusses with the client regarding project work duration and installation schedule or any other concerns that may affect the project handover

- Ensures that safety precautions are observed at the job site
- Conducts testing works like initial tests, high-speed tests, load tests, and features tests of elevators and/or escalators
- Conducts test confirmation of elevator and escalator function and safety test in accordance with design specification
- Conducts troubleshooting, investigation, and makes trouble reports, and coordinates with the factory
- Conducts testing and commissioning with clients or other parties
- Ensures the elevator and/or escalator quality with regard to safety and functionality

TECHNICAL DEVELOPMENT TRAINER
Duties and Responsibilities
E/E Installation Department
- Conducts orientation and trainings for Installation personnel for elevator/escalator
- Gives guidance to workers to enhance their skills and advises the installation Jobsite on how to resolve encountered difficulties
- Evaluates manpower skills after the training programs and initiates recommendations for development or re-training
- Visits sites and coordinates with other sections/departments to look for any improvements, “KAIZEN” for development related to the installation process
- Assists with jobsite inspection prior to mobilization and during installation as requested or as may be required
- Recommend improvements for installation processes and cost improvement activity

E/E Service Department
- Service Branch Oversight and Planning:
- Manages and oversees two or more geographically separated service branches, ensuring all activities align with company objectives
- Plans, organizes and streamlines all branch operations under him to uphold quality standards for regular and special service jobs related to elevators and escalators
- Implements strategies to maintain high standards for service quality and performance across all branches
- Factory Inquiries Monitoring and Contact Management:
- Monitor inquiries and requests submitted to factories such as MELCO, MELINA, AMEC, TMEC, KMEC, and SMEC, ensuring timely follow-up and resolution
- Oversees the preparation, negotiation, approval, and renewal of contract proposals by Service Sales Engineers for newly handed-over and existing projects without prior contracts
- Ensures timely renewal of annual paid maintenance contracts and monitors contract ratios to achieve target renewal rates

- Special Service Projects and Financial Oversight:
- Track and ensure timely execution of approved special service proposals and monitor ongoing service jobs based on annual forecasts
- Regularly assesses and discusses the financial performance of Service branches with the Assistant Managers, ensuring financial goals are met
- Employee Performance, Development, and Manpower Planning:
- Monitors staff performance, ensuring branch targets are met
- Develops and implements improvement plans for employees, providing coaching, feedback, and support for performance enhancement
- Plans and oversees training and development initiatives to foster personal growth and prepare engineers for future leadership roles

- Revenue Recognition and Reporting:
- Monitors the monthly recognition of revenue in the Systems Applications and Products (SAP) system, ensuring accuracy and compliance
- Reviews and analyzes branch reports and correspondences submitted by the team, providing feedback and recommendations for improvement
- Budget Preparation:
- Prepares the Mid-Year and Outlook Budget for Service branch operations, ensuring alignment with company goals and financial expectations
- Client Meetings:
- Attends client meetings as required to maintain relationships and address service-related concerns
- Approval of Payments and Requisitions:
- Approves payments, purchase requisitions, and other financial transactions within the scope of authority as defined by the company, ensuring compliance with policies and procedures

SERVICE ENGINEER
Duties and Responsibilities
E/E Service Department
- Routine Maintenance and Repairs:
- Performs periodic maintenance service on assigned units
- Repairs and fixed immediately the defects noted on any unit if necessary
- Performs and recommends special service jobs through supervisors
- Performs other service-related tasks that may be assigned by his superior from time to time
- Inspection and Reporting:
- Performs inspection of equipment for newly handed-over projects
- Prepares and submits the report to the supervisor immediately after inspection
- Conducts jobsite inspection on emergency cases, such as after an earthquake with an intensity of four (4) and above
- System modification and Technical adjustments:
- Performs reconstruction works on the technical information sheet issued by the Principal, MELCO Inazawa units, on the jobsite already under the Service Department
- Revises or modifies the control circuit for new types of elevators through the use of a maintenance computer and read-on-memory (ROM) writer
- Operational improvement and Issue reduction:

M'S BRIDGE ADMINISTRATOR
Duties and Responsibilities
E/E Service Department
- Manage and update records and files related to all M's BRIDGE system applications and features, ensuring confidentiality and safekeeping for reporting to Japan.
- Record information concerning Call Back Services (trouble calls) for Mitsubishi Electric elevators detected in the MSP system.
- Gather and organize manuals and related data from the M's BRIDGE Call Back Service History Function and Intra-maintenance Program.
- Inform the branch supervisor-in-charge and MIC Secretary about trouble calls or entrapment cases for immediate dispatching of service personnel.
- Ensure proper documentation and data entry for service-related activities.

QUALITY ASSURANCE ENGINEER
Duties and Responsibilities
Safety and Quality Assurance Department
- Service Quality Assurance and Safety Inspections:
- Conducts inspections on elevator and escalator units under paid maintenance contracts and newly installed units (jointly with the E/E Installation Department) to ensure operational safety and compliance.
- Assists in the investigation for elevator and escalator units with high Call Back Service (CBS) rate, entrapment rate, safety-related incidents at site, and maintenance-related failure based on CBS Mon system.
- Prepares and submits detailed inspection reports to concerned personnel (e.g. Branch Supervisors, E/E Installation PIC, Mitsubishi Information Center (MIC), and, also to client, if, needed only).
- Coordinates with internal teams (e.g., E/E Service Branch Heads, Supervisors, MIC & M’s BRIDGE System Section, etc.) to communicate inspection outcomes and recommend immediate actions.
- Assists and confirms quality assurance through inspection after major replacement activities, rectification works, and troubleshooting activities are completed.
- Troubleshooting and Technical Support:
- Assists in on-site troubleshooting and analysis of elevator and escalator issues, particularly those requiring advanced technical skills and the use of diagnostic instruments.
- Coordinates and provides support in punch list rectification and factory reconstruction activities carried out by branch maintenance personnel, limited to monitoring and relaying instructions from MEBS.
- Supports maintenance personnel with advanced technical issues that require instruments like multimeters, insulation testers, vibration testers, speed meters, maintenance laptops, tension gauges, etc.
- Identifies field quality concerns, prepares technical report, and communicates with the concerned E/E Service Branch Head and/or Supervisor.
- Monitoring, Reporting, and Documentation:
- Generates internal and external reports covering inspections, service quality, and troubleshooting activities.
- Compiles and consolidates technical data for non-operational unit monitoring, rail and bracket inspections, elevator and escalator inspections, factory reconstructions, and other activities related to safety and quality.
- Collects information to support the creation of procedural documents and recommends improvements to work processes related to inspections, field assessments, and maintenance checks.
- Participates in major replacement activities of the E/E Service Department and provides suggestions on processes and instructions related to quality inspections, field assessments, and maintenance checks to support the improvement of Work Instruction development.
- Prepares and submits data of Service Quality Report for Mitsubishi Electric Building Solutions (MEBS) Monthly Report.
- Discuss to E/E Service key quality performance indicators per branch such as entrapments, failure rates, CBS rates, maintenance-related issues, rope and brake test results, and other safety-related concerns
- Monitors, follows-up, and reports the progress of E/E Service Branch in Factory Reconstruction and Investigation Request to QAS Supervisor.
- Project and Field Operations:
- Inspects and confirms the severity of punch list items found related to safety and recommends suspension of elevator/escalator operation if necessary.
- Handles jobsite emergencies, investigates incidents with E/E Service Branch, and submits a technical report with root cause analysis.
- Assists in M’s BRIDGE system activities, including but not limited to signal testing, installation, activation, and troubleshooting related to the system.
- Communication and Coordination:
- Coordinates with branch supervisors to schedule technical site inspections, including factory-related reconstruction and investigation requests.
- Follows up on rectification of punch list items (e.g. adjustments, replacements, troubleshooting) and communicates technical findings and recommendations to stakeholders, including MIC and branch heads.
- Engages with branch teams to discuss safety concerns resulted from poor quality service and installation.
- Immediately reports safety-related findings to the E/E Service Supervisor and immediate superior.
- Submits Special Service Reports and recommendation reports (if applicable) after troubleshooting or inspections.
- Discusses with the E/E Service Supervisor and QAS Supervisor any punch list items that are safety-related concern or may affect the performance of the inspected elevator and/or escalator unit for immediate actions.
- Other Duties:

AC/R QAA & Service Department
- Diagnose and resolve malfunctions in chiller, FCU, and AHU systems.
- Identify and repair faulty components, including pumps, compressors, motors, controls, and sensors.
- Utilize diagnostic tools and equipment to pinpoint issues and ensure accurate repairs.
- Conduct routine inspections and maintenance procedures on chiller, FCU, and AHU systems.
