PIS SUPERVISOR II
Duties and Responsibilities
E/E Sales Department
- Prepares presentation of all sales-related reports as required by MEBS, AMEC-RHQ, MESE, SMEC, TMEC, MHE, and within IEE
- Conducts and compiles detailed survey reports for MEBS, covering elevator and escalator products (MESE, Melina, TMEC, MHE, and SMEC)
- Conducts in-depth research on market trends, economic conditions, and other relevant indicators to support sales business planning and relevant activities
- Gathers information regarding the activities of competitors and any other market-related research
- Prepares and assists in the preparation of the department's Sales plan on revenues, gross profit, PO, and P1 targets every mid-year (MYR) and business outlook (OB) review of each fiscal year

- Reviews shipment-related documents (Project monitoring list from each factory, shipping documents, and request for EARI for equipment insurance coverage)
- Monitors and supervises the day-to-day activities of PIS team (status of projects such as P0, P1, P2 & P3, and other related matters)
- Monitors the progress and status of all pending/outstanding matters (shipment and technical matters) until the earliest resolution of each outstanding quotation of elevators and escalators
- Performs other related tasks that may be assigned by the superior from time to time
- Graduate of BS in Business Administration major in Financial Management or in Accountancy, preferably licensed by the Professional Regulation Commission
- With Supervisorial experience and preferably CPA board passer in case Accountancy graduate

SALES ASSISTANT SURVEYOR
Duties and Responsibilities
E/E Sales Department
- Conduct field surveys in designated areas outside Metro Manila to identify ongoing and upcoming construction or development projects
- Gathers and documents key project information, including project type, scope, location, timelines, involved parties, and current progress
- Identifies and establishes contact with key decision-makers such as project owners, architects, engineers, and contractors
- Promotes company products and services to potential clients through in-person visits, presentations, or organized events
- Assists in preparing and submitting sales quotations based on client requirements, in coordination with the Engineering department and under the guidance of the Sales Section Head

STAFF ENGINEER
Duties and Responsibilities
E/E Engineering Department
- Prepares details of input data sheet and specification memo sheet assigned to him for the proposed/contracted projects
- Prepares reference drawings for special type of elevator, as requested by the Sales Department, which requires consultation with MELCO
- Prepares drawings and documents required for the installation permits and certificates
- Prepares and submits traffic analysis of elevator projects required
- Meets with clients or client's representative regarding traffic analysis results
- Attends to coordination meeting with the architect or project engineer to discuss with them in detail the solution to whatever problem that may arise
- Records and files properly all layout drawings, manual, electrical, and mechanical plans received from MELCO and drawings received from customers

INSTALLATION ASSISTANT MANAGER
Duties and Responsibilities
E/E Installation Department
- Prepares working schedule specifying the date of commencement and completion of a particular installation project
- Takes charge of proper assignment of projects to supervisors and project engineers
- Ensures that all the necessary documents are complete for each project
- Implements effective monitoring and control of manpower and tools
- Assists superior in weekly coordination meetings
- Monitors closely the progress of the installation project concerning budget, expense control, timely completion, and quality of work of his team

INSTALLATION SUPERVISOR
Duties and Responsibilities
E/E Installation Department
- Prepares working schedule specifying the date of commencement and completion of a particular installation project, subject to the review and approval of the Installation Manager and the Assistant Installation Manager, respectively
- Coordinates with the immediate superior regarding the exact date of arrival of equipment at the jobsite
- Prepares manpower requirements suited to the installation budget to ensure proper personnel distribution and utilization, in coordination with the immediate superior
- Checks site conditions of the projects assigned to him for all the necessary coordination of Elevator/Escalator requirements prior to the installation work
- Coordinates with the General Contractor's representative for any problems at the jobsite

- Ensures that safety precautions are observed at the job site

MANAGER
Duties and Responsibilities
E/E Service Department
- Service Branch Oversight and Planning:
- Manages and oversees two or more geographically separated service branches, ensuring all activities align with company objectives
- Plans, organizes and streamlines all branch operations under him to uphold quality standards for regular and special service jobs related to elevators and escalators
- Implements strategies to maintain high standards for service quality and performance across all branches
- Factory Inquiries Monitoring and Contact Management:
- Monitor inquiries and requests submitted to factories such as MELCO, MELINA, AMEC, TMEC, KMEC, and SMEC, ensuring timely follow-up and resolution
- Oversees the preparation, negotiation, approval, and renewal of contract proposals by Service Sales Engineers for newly handed-over and existing projects without prior contracts
- Ensures timely renewal of annual paid maintenance contracts and monitors contract ratios to achieve target renewal rates
- Collaborates with Service Sales Engineers on maintenance fee adjustments, ensuring alignment with company pricing strategies
- Special Service Projects and Financial Oversight:
- Track and ensure timely execution of approved special service proposals and monitor ongoing service jobs based on annual forecasts
- Regularly assesses and discusses the financial performance of Service branches with the Assistant Managers, ensuring financial goals are met
- Employee Performance, Development, and Manpower Planning:
- Monitors staff performance, ensuring branch targets are met
- Develops and implements improvement plans for employees, providing coaching, feedback, and support for performance enhancement
- Plans and oversees training and development initiatives to foster personal growth and prepare engineers for future leadership roles
- Forecasts and monitors manpower requirements to ensure sufficient resources are available for efficient service delivery
- Coordination with other Departments:

- Revenue Recognition and Reporting:
- Monitors the monthly recognition of revenue in the Systems Applications and Products (SAP) system, ensuring accuracy and compliance
- Reviews and analyzes branch reports and correspondences submitted by the team, providing feedback and recommendations for improvement
- Budget Preparation:
- Prepares the Mid-Year and Outlook Budget for Service branch operations, ensuring alignment with company goals and financial expectations
- Client Meetings:
- Attends client meetings as required to maintain relationships and address service-related concerns
- Approval of Payments and Requisitions:
- Approves payments, purchase requisitions, and other financial transactions within the scope of authority as defined by the company, ensuring compliance with policies and procedures

SERVICE SUPERVISOR
Duties and Responsibilities
E/E Service Department
- Prepares monthly/daily work schedules (capacity plan), conducts daily toolbox meeting and discuss safety concerns prior to dispatch of servicemen under him and sees to it that the schedules are followed Input the daily man hours rendered to projects in SAP
- Conducts regular performance check of all the equipment in his area to check the condition and performance of the particular unit and makes recommendation necessary for its improvement and/or servicing system
- Prepares all the materials and schedule of all approved repair service, reconstruction and additional features requested by client
- Coordinates with other sections on matters pertaining to proper maintenance of elevators and escalators
- Monitors all trouble calls of his area of responsibility and act accordingly
- Prepare quotations for all recommendations written in preventive maintenance and repair service reports
- Implement the use of work plan as monitoring of each project

QUALITY ASSURANCE AND SAFETY ENGINEER
Duties and Responsibilities
Safety and Quality Assurance Department
- Service Quality Assurance and Safety Inspections:
- Conducts inspections on elevator and escalator units under paid maintenance contracts and newly installed units (jointly with the E/E Installation Department) to ensure operational safety and compliance.
- Assists in the investigation for elevator and escalator units with high Call Back Service (CBS) rate, entrapment rate, safety-related incidents at site, and maintenance-related failure based on CBS Mon system.
- Prepares and submits detailed inspection reports to concerned personnel (e.g. Branch Supervisors, E/E Installation PIC, Mitsubishi Information Center (MIC), and, also to client, if, needed only).
- Coordinates with internal teams (e.g., E/E Service Branch Heads, Supervisors, MIC & M’s BRIDGE System Section, etc.) to communicate inspection outcomes and recommend immediate actions.
- Assists and confirms quality assurance through inspection after major replacement activities, rectification works, and troubleshooting activities are completed.
- Troubleshooting and Technical Support:
- Assists in on-site troubleshooting and analysis of elevator and escalator issues, particularly those requiring advanced technical skills and the use of diagnostic instruments.
- Coordinates and provides support in punch list rectification and factory reconstruction activities carried out by branch maintenance personnel, limited to monitoring and relaying instructions from MEBS.
- Supports maintenance personnel with advanced technical issues that require instruments like multimeters, insulation testers, vibration testers, speed meters, maintenance laptops, tension gauges, etc.
- Identifies field quality concerns, prepares technical report, and communicates with the concerned E/E Service Branch Head and/or Supervisor.
- Monitoring, Reporting, and Documentation:
- Generates internal and external reports covering inspections, service quality, and troubleshooting activities.
- Compiles and consolidates technical data for non-operational unit monitoring, rail and bracket inspections, elevator and escalator inspections, factory reconstructions, and other activities related to safety and quality.
- Collects information to support the creation of procedural documents and recommends improvements to work processes related to inspections, field assessments, and maintenance checks.
- Participates in major replacement activities of the E/E Service Department and provides suggestions on processes and instructions related to quality inspections, field assessments, and maintenance checks to support the improvement of Work Instruction development.
- Prepares and submits data of Service Quality Report for Mitsubishi Electric Building Solutions (MEBS) Monthly Report.
- Discuss to E/E Service key quality performance indicators per branch such as entrapments, failure rates, CBS rates, maintenance-related issues, rope and brake test results, and other safety-related concerns
- Monitors, follows-up, and reports the progress of E/E Service Branch in Factory Reconstruction and Investigation Request to QAS Supervisor.
- Project and Field Operations:
- Inspects and confirms the severity of punch list items found related to safety and recommends suspension of elevator/escalator operation if necessary.
- Handles jobsite emergencies, investigates incidents with E/E Service Branch, and submits a technical report with root cause analysis.
- Assists in M’s BRIDGE system activities, including but not limited to signal testing, installation, activation, and troubleshooting related to the system.
- Communication and Coordination:
- Coordinates with branch supervisors to schedule technical site inspections, including factory-related reconstruction and investigation requests.
- Follows up on rectification of punch list items (e.g. adjustments, replacements, troubleshooting) and communicates technical findings and recommendations to stakeholders, including MIC and branch heads.
- Engages with branch teams to discuss safety concerns resulted from poor quality service and installation.
- Immediately reports safety-related findings to the E/E Service Supervisor and immediate superior.
- Submits Special Service Reports and recommendation reports (if applicable) after troubleshooting or inspections.
- Discusses with the E/E Service Supervisor and QAS Supervisor any punch list items that are safety-related concern or may affect the performance of the inspected elevator and/or escalator unit for immediate actions.
- Other Duties:
- Adheres to IEE quality policy and quality objectives of Safety and Quality Assurance Department.
- Performs other related quality assurance and technical tasks as may be assigned by the superior from time to time.

- Develops a contract with, attends to inquiries of, prospective clients regarding the product line
- Prepares quotation in accordance with the specifications or requirements of the client in coordination with his/her principal/superior
- Submits quotation, makes necessary follow-up, and solicits in process any assistance required from his/her superior or any officer of the company

ASSISTANT MANAGER

AC/R Installation & Engineering Department
- Takes charge of providing clients with regular service/maintenance of Mitsubishi packed air conditioners which are covered with service contract/under warranty
- Coordinates and supervise contractors in the progress, implementation, and monitoring of projects and actions of clients' requests
- Coordinates with clients the implementation and progress of the contracted regular services, warranties, and special service

AC/R QAA & Service Department
- Conducts pre-installation inspections of chillers, FCUs, and AHUs to ensure compliance with project specifications and industry standards
- Performs function testing and commissioning of equipment to guarantee proper operations
- Identifies and documents any defects or deviations from specifications
- Collaborates with the project team to resolve quality issues and ensure timely completion
- Diagnoses and resolves malfunctions in chiller, FCU, and AHU systems
- Identifies and repairs faulty components, including pumps, compressors, motors, controls, and sensors

- Advises his immediate superior regarding problems encountered in his job and advises the latter to prevent the recurrence of defects
- Delivery of billing statements and service invoices when needed
- Follows up on AC/R outstanding collections for service and installation
